Here are some of the benefits: Work largely from your own home office. My office in downtown Carlsbad is available if you want a place to work. There is also a larger conference room if you feel more comfortable meeting clients there. Pay Error and Ommissions insurance on a transaction basis (about $100 per transaction), rather than on an annual basis which does not consider whether you use it a lot or not at all. Commission splits, shown below, are standardized rather than arbitrarily negotiated. As you can see from the commission schedule, I am a proponent of continuing education. You receive a higher split with specific designations or a brokers license. I feel education keeps you fresh and informed. To help you in the transition, I will provide:
You pay no desk fee, no franchise fee, no monthly administration or "mentoring" fee, no minimum monthly marketing fee, your own choice of assistant. I am also a member of the South Orange County and Riverside Associations. I have had some clients interested in San Clemente and Laguna Niguel. Full Commitment Real Estate is a work in process. I am still working on moving from having a broker license to "being a broker" and running a brokerage. I think it is important to follow procedures and policies yet remain flexible. I am a proponent of email. I email important rules and policies to my agents as they come up. That way if they misplace them they can always go back to their email account for a copy. I meet with agents as frequently as they feel necessary. I believe there is value in "face time". I love the role of mentor (no charge!). I like the fact that despite all your real estate classes you admit you will need help with actual transactions. I try to have regular staff meetings. I try to create a team environment where agents are willing to help other agents and see them as colleagues not competitors. Compensation to Associate-Licensee PERCENTAGE OF GROSS COMMISSIONS: Associate-Licensee will receive the following percentage of gross commissions generated to Full Commitment Real Estate as a result of Associate-Licensees efforts subject to the terms and conditions within the Independent Contractor Agreement (C.A.R. Form ICA):
The above transaction experience may be obtained at a prior real estate brokerage. After 10 transactions at Full Commitment Real Estate within a calendar year the Associate-Licensee will receive 92% for the remainder of the calendar year. AVAILABLE ADDITIONS TO COMMISSION SPLIT: An agent may increase his/her split stated above, to a maximum of 95%, by obtaining the following credentials:
FEES TO ASSOCIATE-LICENSEE Associate-Licensee is responsible for payment of Errors and Omissions Insurance premiums on all transactions, as per Full Commitment Real Estate Errors and Omissions Insurance policy. Associate-Licensee will hire a transaction coordinator on all transactions unless:
