Agents, I would like to welcome you to considering associating your business with Full Commitment Real Estate, an independent brokerage headquartered in Carlsbad. Work largely from your own home office.

My office in downtown Carlsbad is available if you want a place to work. There is also a larger conference room if you feel more comfortable meeting clients there.

Pay Error and Ommissions insurance on a transaction basis (about $100 per transaction), rather than on an annual basis which does not consider whether you use it a lot or not at all.

Commission splits, shown below, are standardized rather than arbitrarily negotiated. As you can see from the commission schedule, I am a proponent of continuing education. You receive a higher split with specific designations or a brokers license. I feel education keeps you fresh and informed.

You pay no desk fee, no franchise fee, no monthly administration or "mentoring" fee, no minimum monthly marketing fee, your own choice of assistant.

I am also a member of the South Orange County and Riverside Associations. I have had some clients interested in San Clemente and Laguna Niguel. I am willing to join other associations if agents have the need.

  • I teach the MLS Rules and Regulations portion of REALTOR orientation for the NSDCAR.
  • I am active in the Vista Caravan, having taken the role of the Caravan Captain.
  • I am the chairperson of the NSDCAR District 4 Coordinating Committee. This committee represents the agents of Carlsbad and La Costa for NSDCAR, and involves supervising the Education advisory committee, the Caravan Policy committee, the Sandicor advisory committee, and the Communications Committee.
  • By getting more involved in the REALTOR community I am trying to get the Full Commitment Real Estate name out there in a positive and professional way.

Full Commitment Real Estate is a work in process. I am still working on moving from having a broker license to "being a broker" and running a brokerage. I think it is important to follow procedures and policies yet remain flexible.

I am a proponent of email. I email important rules and policies to my agents as they come up. That way if they misplace them they can always go back to their email account for a copy.

I meet with agents as frequently as they feel necessary. I believe there is value in "face time". I love the role of mentor (no charge!). I like the fact that despite all your real estate classes you admit you will need help with actual transactions. I try to have regular staff meetings. I try to create a team environment where agents are willing to help other agents and see them as colleagues not competitors.


Compensation to Associate-Licensee

PERCENTAGE OF GROSS COMMISSIONS:

Associate-Licensee will receive the following percentage of gross commissions generated to Full Commitment Real Estate as a result of Associate-Licensees efforts subject to the terms and conditions within the Independent Contractor Agreement (C.A.R. Form ICA):

  • 75% - 1st Closed Commissioned Transaction
  • 80% - 2nd to 5th Closed Commissioned Transaction
  • 85% - After 5th Closed Commissioned Transaction

The above transaction experience may be obtained at a prior real estate brokerage. After 10 transactions at Full Commitment Real Estate within a calendar year the Associate-Licensee will receive 92% for the remainder of the calendar year.

AVAILABLE ADDITIONS TO COMMISSION SPLIT:

An agent may increase his/her split stated above, to a maximum of 95%, by obtaining the following credentials:

  • Increase of 2% for obtaining Graduate Real Estate Institute (GRI)
  • Increase of 3% for obtaining Broker License
  • Increase of 5% for obtaining Certified Residential Specialist (CRS)

FEES TO ASSOCIATE-LICENSEE

Associate-Licensee is responsible for payment of Errors and Omissions Insurance premiums on all transactions, as per Full Commitment Real Estate Errors and Omissions Insurance policy.

Associate-Licensee will hire a transaction coordinator on all transactions unless:

  1. Associate-Licensee has completed the Fundamentals of Transaction Coordination course offered through the North San Diego Association of Realtors or an equivalent approved by the Broker or
  2. Associate-Licensee has proven experience performing all required tasks. The Broker must review and approve the Associate-Licensees last 5 transaction files.
